A tree survey in Cross Hands is required for planning applications near protected trees, for mortgage lenders flagging trees on a property, and for insurance assessments of subsidence risk.
A planning application affecting trees requires a BS5837 survey submitted to Carmarthenshire Council. A Tree Preservation Order legally prevents felling, topping, lopping or root damage to a protected tree without the council's written consent.
A mortgage lender requires a tree report when a survey flags trees within influencing distance of the property's foundations. Without one, Halifax, Nationwide, Santander, Barclays, NatWest and HSBC withhold mortgage funds until the risk is assessed.
Insurance claims for subsidence arise when tree roots draw moisture from clay soil beneath foundations, causing the ground to shrink. Insurers require a report identifying the species involved, assessing root spread and setting out management recommendations to mitigate the risk.
Three survey types cover Cross Hands: Tree Condition Reports for general risk assessment, Mortgage Tree Reports for lender requirements, and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structure and stability of a specific tree or group of trees. Insurers, homeowners and property managers request one to identify hazards before they cause damage.
A Mortgage Tree Report is required when a lender's valuation flags trees near a property during a purchase or remortgage. It satisfies the tree-related conditions set by major UK mortgage lenders before funds are released.
A BS5837 survey categorises every tree on a site into one of four grades, sets root protection areas and produces a tree constraints plan. Carmarthenshire Council requires this survey for planning applications affecting trees.
A tree survey includes a site visit by a qualified arborist, inspection of every tree within scope, species identification, and a condition assessment of each tree. The written report includes recommendations and photographs, delivered within 5 working days.
A tree survey in Cross Hands takes 7 to 10 working days from booking to report delivery. The site visit itself takes 1 to 3 hours, depending on the number of trees. A 48-hour urgent option is available for mortgage deadlines.
The cost of a tree survey in Cross Hands depends on the survey type, the number of trees and the size of the site. The quote is fixed before the site visit takes place.
The fixed price covers the site visit, the full written report, and follow-up questions afterwards at no extra cost.
The survey is carried out by consultants qualified in arboriculture, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and are accepted by Carmarthenshire Council, mortgage lenders and insurers.
